A rent agreement in Pune must be a Leave and License Agreement, registered at the Sub-Registrar, with stamp duty paid — all mandatory under the Maharashtra Rent Control Act, 1999.

Pune uses a Leave and License Agreement under Section 24 of the Maharashtra Rent Control Act, 1999 — not a standard rent agreement. This grants a license to occupy, not tenancy rights, making it easier for landlords to recover the property. See MH vs KA comparison →
Under Section 55 of the Maharashtra Rent Control Act, all leave and license agreements must be compulsorily registered with the Sub-Registrar. An unregistered agreement is not admissible as primary evidence in court. What happens if not registered?

Informing the police about a new tenant is required under the Maharashtra Police Act. Standard notice period is 1 month written notice after the lock-in period. Most agreements include a 2-month lock-in during which neither party can terminate. If tenant vacates during lock-in, security deposit may be forfeited.
