(hereinafter referred to as the "Licensee", which expression shall, unless repugnant to the context or meaning thereof, include his/her heirs, executors, administrators and assigns).
The Licensor and the Licensee are hereinafter collectively referred to as "the Parties".
WHEREAS:
The Licensor is the lawful owner of the residential premises being Flat / Unit No. , on the Floor, in the building / wing known as , situated at , City: , Pin: , admeasuring approximately sq.ft. carpet area (hereinafter referred to as "the said Premises").
The Licensee has approached the Licensor to grant Leave and License to use and occupy the said Premises for residential purposes only, and the Licensor has agreed to grant the same on the terms and conditions hereinafter mentioned.
NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
1. GRANT OF LICENSE: The Licensor hereby grants to the Licensee, Leave and License to use and occupy the said Premises for residential purposes only, for a period of () months commencing from and expiring on , unless sooner terminated in accordance with the provisions of this Agreement.
2. LICENSE FEE (RENT): The Licensee shall pay to the Licensor a monthly License Fee of Rs. (Rupees only), payable on or before the day of each calendar month, by way of bank transfer / UPI / cheque. In the event of delay beyond 7 days, a late payment penalty of Rs. per day shall be charged.
3. REFUNDABLE SECURITY DEPOSIT: The Licensee has paid to the Licensor, prior to or at the time of execution of this Agreement, a refundable interest-free Security Deposit of Rs. (Rupees only). The Licensor shall refund the entire Security Deposit to the Licensee within days of the Licensee vacating the Premises, after deducting any outstanding amounts for unpaid license fee, utility bills, or physical damage to the Premises beyond normal wear and tear.
4. LOCK-IN PERIOD: This Agreement shall have a lock-in period of months from the commencement date. Neither party shall terminate this Agreement before the expiry of the lock-in period. In the event of early termination by either party, the terminating party shall forfeit / pay an amount equal to the license fee for the remaining lock-in period.
5. NOTICE PERIOD: After the lock-in period, either party may terminate this Agreement by giving () months' prior written notice to the other party.
6. RENT ESCALATION: On renewal of this Agreement, the License Fee shall be enhanced by % ( percent) over the then-prevailing License Fee, subject to mutual agreement between the Parties.
7. PURPOSE OF USE: The Licensee shall use the said Premises solely for residential purposes and shall not use the same for any commercial, industrial, illegal, or immoral activity. The Licensee shall not carry on any business or profession from the said Premises without the prior written consent of the Licensor.
8. MAINTENANCE AND REPAIRS: The Licensee shall maintain the said Premises in good and clean condition. Minor repairs (costing up to Rs. per instance) shall be borne by the Licensee. Major structural repairs shall be the responsibility of the Licensor. The Licensee shall not make any structural changes, alterations, or additions to the Premises without the prior written consent of the Licensor. Monthly society maintenance charges of Rs. shall be paid by the .
9. UTILITY BILLS: All charges for electricity, water, gas, internet, and other utilities consumed by the Licensee during the period of this Agreement shall be borne exclusively by the Licensee. Electricity meter reading at the time of possession: units.

POLICE INTIMATION: The Licensor shall submit the mandatory police intimation (tenant verification) to the local Police Station within 24 hours of the Licensee taking possession of the said Premises, as required under Maharashtra law. The Licensee shall co-operate by providing all required documents.
16. TERMINATION: This Agreement shall automatically terminate on the expiry of the tenure unless renewed by mutual written consent. Either party may terminate this Agreement prior to expiry: (a) for breach of any clause of this Agreement after giving 15 days' written notice to remedy; or (b) upon expiry of the lock-in period with the prescribed notice period.

18. GOVERNING LAW & JURISDICTION: This Agreement shall be governed by and construed in accordance with the Maharashtra Rent Control Act, 1999, the Registration Act, 1908, and all applicable laws in force in the State of Maharashtra.
